Overview

Commercial Coating Solutions was commissioned to execute a comprehensive external refurbishment of a mixed-use warehouse and office facility in Milton Keynes. The project was driven by the rapid deterioration of the building envelope, where original plastisol coatings had begun to fail due to prolonged UV exposure and weathering. The client required a robust, long-term solution to arrest structural degradation, treat cut-edge corrosion, and modernise the asset’s aesthetic for staff and visiting clients.

Approach

We adopted a “preparation-first” methodology, utilising high-performance systems to restore the integrity of the roof and cladding.

Forensic Surface Preparation: Recognising that the original coating was delaminating, particularly on south-facing slopes, we stripped away all loose material using mechanical abrasion. We then “feathered” the edges of the remaining coating to create a stable, smooth substrate, preventing future lifting or reactions between old and new systems.

Technical Specification: We specified Alltimes Coatings for their proven longevity. The roof was treated with a flexible, high-performance system backed by a 20-year guarantee to resist movement and moisture. The vertical cladding received a compatible spray-applied system with a 10-year warranty, providing a solid barrier against environmental attack.

Corrosion Management: Prior to coating, we addressed reappearing rust creep at the lap joints. These critical failure points were ground back, primed, and resealed using specialist mastic to ensure a watertight seal before the topcoat application.

Challenges

The primary complexity lay in the advanced state of substrate degradation and the requirement for a holistic finish.

Severe Delamination: The existing coatings exhibited significant failure, with flaking plastisol and exposed bare metal. rectifying this required labour-intensive surface remediation to ensure the new system would bond effectively without inheriting the defects of the underlying layers.

Architectural Detailing: To avoid a disjointed finish, the refurbishment had to extend beyond the main envelope. We refurbished ancillary elements including bollards, handrails, and the main entrance curtain walling, requiring precise colour-matching and distinct application techniques for different substrates.

Result

We delivered a fully restored commercial asset that combines heavy-duty protection with a premium contemporary finish.

Visual Modernisation: The application of a fresh Light Grey cladding finish, contrasted with Anthracite Grey curtain walling and entrance doors, has transformed the facility’s street presence, giving it a premium, modern corporate identity.

Guaranteed Protection: The facility is now safeguarded by industry-leading warranties (20 years for the roof, 10 years for cladding), securing the client’s investment and significantly extending the building’s maintenance-free lifecycle.
