Overview

Commercial Coating Solutions was appointed to facilitate the rebranding of a former Lok’n Store facility in Salford following its acquisition by Shurgard Self Storage. The project necessitated a complete visual transition of the building envelope, specifically transforming the high-level fascias from the legacy orange to Shurgard’s corporate Red. The scope required precise coordination with third-party signage contractors and a technical coating application to ensure a seamless corporate identity rollout.

Approach

We executed a coordinated refurbishment strategy designed to deliver a flawless finish while managing the logistics of signage replacement.

Contractor Interface: We worked in strict tandem with the client’s signage contractors. Following the removal of the old Lok’n Store branding, we accessed the exposed substrate to prepare the full fascia run before the new signage installation, ensuring no “ghosting” of the old brand remained.

Substrate Remediation: The removal of the original signage left numerous fixing holes in the cladding. Prior to painting, our team executed a repair specification, filling and sanding these perforations to restore the integrity of the panels. This ensured the final coating provided a smooth, monolithic finish rather than simply painting over defects.

Adaptive Application: To counter high ambient temperatures which accelerated the coating’s drying time, we adapted our spray techniques and pot-life management. This ensured we maintained a “wet edge” during application, preventing dry spray and ensuring a uniform, gloss-consistent finish.

Challenges

The project required the management of environmental factors and operational logistics on a live commercial site.

Environmental Control: While dry weather is generally favourable, high temperatures presented a technical challenge, causing the paint to “flash dry” rapidly. We had to monitor surface temperatures constantly and adjust our application windows to ensure the coating cured correctly without banding or texturing.

Operational Continuity: The facility remained fully open to customers throughout the project. We implemented a phased delivery schedule, conducting intrusive high-level works during quieter operational hours to minimize disruption to customer loading bays and reception areas.

High-Level Access: The primary scope involved high-level fascias. We utilized Mobile Elevating Work Platforms (MEWPs) to reach the roofline safely, adhering to strict safety planning and exclusion zones to protect the public below.

Result

We delivered a comprehensive corporate rebrand on time, within budget, and to a zero-snag standard.

Brand Alignment: The site now proudly displays the Shurgard identity. The fresh red fascias provide a professional, high-impact street presence that aligns perfectly with the client’s national portfolio.
